Accommodation available are Single / Double Storey Terrace Link, Semi-Detached and Detached Houses, with the latter being the most popular among expatriates with families. A typical detached house will have a land area of between 6,000 square feet (557 square meters) to 12,000 square feet (1,114 square meters), and a nett built-up area of between 3,000 square feet (278 square meters) to 4,500 square feet (418 square meters), providing Living and Dining Areas, 3 Bedrooms, 1 Guest / Study Room, 1 Maids Room and 4 bathrooms. Partial furnishings will include air-conditioning, water heater, wardrobes, kitchen cabinets, cooker / oven, refrigerator and washing machine. Rentals will range from RM4,500.00 to RM15,000.00 per month, with higher-end houses having swimming pools.

 

GENERAL DESCRIPTION OF CONDOMINIUMS

Condominiums units are available both in highrise and lowrise developments, with accommodation of 1 bedroom units of 750 square feet (70 square metres), up to 5 bedroom penthouses of 6,000 square feet (550 square metres), with rentals ranging from RM1,600.00 to RM25,000.00 per month. Some of the facilities provided include 24 Hour Security, Swimming-Pool, Play-Area, Gymnasium, Squash Court, Tennis Court, Convenience Store, Café and Launderette. The facilities mentioned may differ from one development to another.

 

POWER SUPPLY

Electricity supply is 220 Volts AC/50 Hz. Charges are RM0.36 to RM0.52 per unit (1kWh) dependent on quantity utilized.

 

WATER SUPPLY

Soft water from direct main supply. Safe to drink from tap, however sediment filter may be required for some areas. Charges are RM0.57 cents to RM1.70 cents per m3 dependent on quantity utilized.

 

TELECOMMUNICATION

Telephone lines are easily available from Telekom Malaysia, on payment of a refundable deposit of RM1,700.00, for non-residents. Monthly rental for International Direct Dialing (IDD) or Integrated Service Digital Network (ISDN) lines are RM21.00 and RM33.00 respectively. Modem required for ISDN line.

Internet connections are available from TMNet Streamyx with monthly rentals priced from RM66.00., onwards, dependent on packages subscribed.

Cell/Mobile phone services are also readily available from several service providers.

 

MEDIA

English language newspapers, New Straits Times, The Star and The Sun are available daily, as are other newspapers in the local languages. Satellite TV service is available through service provider Astro, with monthly rentals priced from RM49.95., onwards dependent on packages subscribed. Decoder and satellite dish required.

 

TRANSPORT

Taxi services are easily available through radio taxicab services or at taxi-stops. Normal taxi costs are very affordable with flag down price of RM3.00. and RM1.00. per kilometre. Call-in radio-cabs charge an extra RM3.00.

Rail services include the Inner City Monorail, the Light Rail System (LRT) and the KTM Komuter, which service the city centre and the outer suburbs, while daily out of town train services are available from the main station, KL Sentral, to both Singapore in the south and Butterworth (Penang) & Kangar (Langkawi) in the north. There is also the ERL service from KLSentral to the airport in 28 minutes.

Air services are available to East Malaysian, Asian and International destinations through Malaysian Airlines (MAS) from the Kuala Lumpur International Airport (KLIA) at Sepang or through budget carrier, Air Asia from the Low Cost Carrier Terminal (LCCT) at Sepang.
